Warwick, RI — There were 11 home sales recorded in Warwick during the end of October according to the Statewide MLS, seven with sale prices less than $200,000, and 13 at $150,000 or less in an apparent steady local real estate market.
Topping out the range is a home at 161 Sleepy Hollow Farm Road selling for $459,900 with four beds, two full bathrooms, a garage, central air, expanded kitchen/dining, appliance hideaway, and a backyard patio.
Among the homes selling at $150,000 and less, a home at 155 Carolyn St. sold for $134,900 with four bed rooms and one bath and steam heating.
“Another strong week for closings in Warwick with 33 sales topping out at around $430,000 in Seventeen Farms Cowesett,”
Patty referenced the Providence Heat Index, a national census company that projects the perception of market sales velocity from real estate practitioners. The PHI shows 44.2 percent of respondents reported a sellers’ market, compared to 36.4 percent last week and 48.7 percent of respondents reported rising prices in their markets, compared to 37.7 percent last week, Patty said.
“So while closings represent the sales made by Realtors 30-60 days ago, the local perception is that we are not slowing down heading into the Thanksgiving season,” Patty said.
